1. Website operator

This website is operated by Premise Inspections, ABN 23 641 728 778. References to Premise Inspections, we, our or us have corresponding meanings.

2. General information only

Website content is general information and may not address a particular property, transaction, approval, defect, risk or user circumstance. It is not legal, engineering, building certification, planning, surveying, financial, insurance, valuation, environmental or other specialist advice.

Obtain current official records and advice from appropriately qualified professionals before acting on information that may affect a property decision.

3. Property search and data tools

Property search results, maps, overlays, estimates and automated summaries use selected sources and may be incomplete, delayed, unavailable, approximate or affected by address and dataset matching.

A result stating that no mapped indicator was identified means only that the completed source check did not return that feature. It does not prove that a constraint, service, risk, defect or other condition is absent.

4. Calculators and cost information

Calculators provide mathematical summaries from user inputs or indicative planning allowances. Results are not quotations, tenders or predictions of final cost.

Actual cost depends on scope, design, access, approvals, condition, latent defects, labour, materials, market conditions and contractor assessment. Obtain written itemised quotations and include an appropriate contingency.

5. No physical inspection or approval search

Website content cannot identify building defects, termite activity, concealed conditions, current property condition or approval status. Arrange appropriate physical inspection, official searches and specialist assessment before relevant contractual deadlines.

6. Accuracy and availability

Reasonable care is taken when preparing content, but information and laws can change and external data may contain errors. We do not promise uninterrupted access, complete datasets or that every link, tool or feature will remain available.

Where a date, official record or current obligation matters, verify it directly with the responsible authority.

7. User responsibilities

• Provide lawful, accurate and non-misleading information when using forms or tools.
• Do not submit information you are not authorised to provide.
• Do not misuse, disrupt, reverse engineer, scrape at unreasonable volume, probe security or attempt unauthorised access.

Unless otherwise stated, website text, layouts, branding, tools and original materials are owned by or licensed to Premise Inspections. Users may view and print reasonable extracts for personal property due diligence.

10. Privacy and electronic enquiries

Personal information submitted through the website is handled in accordance with the Privacy and Cookies Policy. Users should not submit sensitive information that is unnecessary for the enquiry.

A form submission or automated response does not confirm an inspection booking. A booking exists only when Premise Inspections confirms it.

11. Inspection services

Separate Building and Timber Pest Inspection Terms and Conditions apply to inspection services. The accepted quotation, booking confirmation and service-specific terms form the agreement for that service.

12. Liability and non-excludable rights

To the extent permitted by law, users are responsible for decisions made using general website information and for obtaining appropriate verification. Nothing in these terms excludes, restricts or modifies rights or remedies that cannot lawfully be excluded, including under the Australian Consumer Law.

13. Changes, governing law and contact

These terms may be updated by publishing a revised version. Continued use after publication is acceptance of the revised terms. Queensland law governs these terms.
