How to book a building and pest inspection.

The process is simple we will organise the service for you.

Step 1 - Book the inspection

Reports can be ordered via email, our website, over the phone or text message. In each instance we need the following information:


Your Name, email address, the property address to be inspected, type of report/s needed and access details to the property (real estate agents name and mobile number, etc). Period of time to satisfy the building and pest clause in your contract, usually 7 to 14 days.


We will contact the agent/seller to organise and schedule the service on your behalf, on confirmation from the agent, the pre purchase building and pest inspection or service.


We will email you a service contract that will state the inspection time, date, fee and the service.


Please respond to this service contract email with your agreement or alternatively please sign the attached service contract and return via email.

Step 3 - Acting on the pre purchase building and pest inspection findings

Upon confirmation of your payment, your report will be emailed to you within 24hrs of the inspection.


To ensure all requests are documented. We recommend that you instruct your solicitor to draft up a response letter to the seller based on the report.


From that the seller will have the opportunity to provide you with any requested information or possibly negotiate repairs at the seller's discretion.


The real estate agent is commissioned by the seller and probably not the best to assist in negotiations as they are typically trying to get the best price for the property and subsequently their sale commission which is usual 2.5% of the property sale price.

Step 2 - Industry leading pre purchase building and pest inspection

We will conduct the pre purchase building and pest inspection or service.


It is recommended to attend the inspection, however it is not necessary as the reports are written for the absentee. We recommend receiving the report and giving the inspector a call if you have any questions.

What are building and pest inspections?

A building inspection (or property inspection) can uncover structural, conditional and/or design defects or problems in the interior and exterior of a property, some of which may not be visible at first glance. These can include:

A building ans pest inspector will typically prepare what’s known as a ‘property inspection report’ that must comply with the Australian Standard in order to be legitimate.


A correctly-worded building and pest clause may give you the right to withdraw from the contract if the report isn’t satisfactory.


The wording, ‘structurally sound’ should ring alarm bells. It means that you must buy the property unless it has major structural defects.


Death by a thousand cuts, Most properties are structurally sound, but may still have significant problems such as rusted gutters, rotten windows, broken plumbing, non functional smoke alarms, air conditioning, cooktops, ovens, garage door opener and other costly repairs.

Why should you pay for a building and pest inspection?

Identifying and fixing problems before you buy could save you thousands of dollars later down the track if problems are left unchecked. You could potentially also use the information to negotiate a lower price for the property, ie by highlighting that you’ll have to pay for some repairs.

What doesn’t a building inspection cover?

A building inspection report generally won’t include an estimate of the cost of any repair recommendations or information on parts of the property that weren’t/couldn’t be inspected. A building inspector will also not normally check things such as plumbing/drainage, electrical wiring, appliances or paint.

Why should you pay for a building and pest inspection?

Typically, a building inspection will cost in the hundreds of dollars. To keep the cost down we offer a combined building and pest inspection service for less than the cost of separate inspections. You may end up ordering an inspection report on more than one property during your house hunting though, so it’s necessary to factor this into your budget.

Who should conduct a building and pest inspection?

Make sure you always use a licensed builder, surveyor or architect and timber pest technician. Ensure, too, that they have adequate insurance cover, particularly for professional indemnity. You can check whether a tradesperson is licensed on the QBCC, Queensland Building and Construction Commission’s, in Queensland http://www.qbcc.qld.gov.au/ or your state or territory’s Fair Trading (or equivalent) website

When should you arrange for a building and pest inspection?

Seek advice from your solicitor, conveyancer or Bank, financial institution, but ideally the inspection will be conducted before the exchange of contracts or during the cooling-off period. If the property inspection report convinces you not to go ahead with buying the property and you have already exchanged contracts, it’s important for you to know your cooling off rights and implications of exercising those rights.
